From the moment your offer is accepted, you’re stepping into a 30+ day marathon of deadlines, decisions, and documents. It’s exciting—but it requires you to be available, responsive, and flexible. Think of it like booking time off work: you may not need an entire month of vacation, but you do need to be prepared to prioritize your transaction.
Why the 30+ Day Window Matters
Once your contract is signed, the clock starts ticking on:
  • Attorney Review & Inspection (Days 1–10) – Attorneys exchange contract changes, inspectors uncover details, and you decide on repairs or credits.
  • Appraisal & Lender Docs (Days 10–20) – Your lender orders the appraisal, and you’ll be asked for updated paystubs, bank statements, and more (yes, again).
  • Title, Condo, & HOA Requests (Days 20–30) – Title companies, condo boards, or HOAs may request additional info. Be ready to sign, respond, and provide paperwork fast.
  • Final Walkthrough & Closing (Day 30+) – One last check of the property, signing mountains of paperwork, and then… champagne keys in hand. 🥂
